Parking Garage Rehabilitation

Elevated Parking Structure Rehabilitation

Client

Toronto Transit Commission (TTC)

Location

580 Commissioners Street, Toronto

Overview

The Lakeshore Garage at 580 Commissioners Street is an elevated parking structure in an industrial area of eastern Toronto. The structure was in poor condition and required substantial rehabilitation of its major structural elements. The scope covered post tension cable repairs, CFRP column reinforcement and structural rehabilitation of double-tee panels, grade beams, columns, stairs and inverted T-beams. Work also included repairing failures at double-tee joints, cleaning and painting the exposed steel connections on the precast deck soffit, applying a clear penetrating sealer to the deck surfaces and column bases, rebuilding the precast joints between the double tees and the inverted L beams, replacing the expansion joint seal and renewing the parking deck drains and drain piping with heat tracing and insulation at the roof deck.

Our Approach

The project ran to a tight schedule, with time limits set by the City of Toronto's capital budgets. We worked closely with the client and the consultant on value-added solutions that cut scheduling time to meet the deadlines while delivering the same or better quality. Day, night and weekend crews were mobilized on site to keep work moving around the clock, so the extensive repairs were completed within the short timeframe and met the client's quality expectations.
